ROOM WITH A VIEW

We have just launched new apartments for sale at our leafy Moor Park development in historic Lancaster

It is a gorgeous site, just five minutes from the city centre, and the views from the apartment building will make the most of its glorious location. Even at first floor they look out towards the lush Bowland Fells and in the other direction towards the handsome façade of the Grade II listed Lancaster Moor Hospital building at the top of the rise. Sales negotiator Claire Barron, who donned hard hat and boots to check out the view for buyers, said: “The view is wonderful – and this is just at first floor level. From the penthouse roof terraces, it will be exceptional. The height gives a new perspective to the site which is already very green and tranquil.”

Bowland House will have just 20 apartments ranged over three floors and each of them – whether one, two or three bedrooms – will have its own private outside space with ground floor gardens, balconies to the first floor and penthouses roof terraces

Claire said: “The apartments are in a bespoke building in a leafy corner of the site and are going to be gorgeous. Not just the emphasis on outdoor space and nature and views but the interior specification and the amount of space.

“I don’t think there is an opportunity like this anywhere else in the area.”

First time buyers may be interested in a one bedroom garden apartment priced at just £124,995 which comes with allocated parking. A top floor penthouse with three bedrooms and two roof terraces giving dual aspect views is a real option for anyone looking to downsize without compromising on quality or lifestyle

Breathing new life into historic buildings

BRINGING THE PAST INTO THE PRESENT

Heritage buildings often sit at the very heart of a PJ Livesey development

At St. James Park in Didsbury we have converted three Grade II listed gems – The former Administration Building (Sandhurst House), The Chapel (Chapel House) and the Gate House (The Lodge) – to create 42 unique homes – all of which are now occupied.

Bringing old buildings back into new use, upgrading them to meet the latest building regulations and providing modern comforts is what P J Livesey has built its reputation on and requires a host of skills.

Sandhurst House is said to have the most handsome main road frontage in Manchester but while this façade was protected by a Grade II* listing the rear had not been so lucky with an ugly 1980s extension tacked onto one side and a variety of buildings crammed into the central courtyard.

Demolishing the extension created a raw edge to the building and we called on our Trafford Park neighbours Mather & Ellis to use their stone masonry skills to recreate the original, exactly matching the wing on the other side of the building.

We worked with Mather & Ellis at our Didsbury Gate development on Nell Lane, and their skills are extraordinary. The teams created a mini workshop on site, also working in the courtyard carrying out ‘honest repairs’ around the building to show the new interventions.

Original roof tiles on all three listed buildings were removed, cleaned by hand and carefully ordered and stored before being re-used. The windows were painstakingly removed and taken to our Trafford Park workshop to be restored by hand. So too the original front doors of all three buildings.

This meticulous attention to detail is what makes a P J Livesey property stand out and means all our developments leave a lasting legacy for everyone to be proud of.

Great News For First Time Buyers

GREAT NEWS FOR FIRST TIME BUYERS

Stamp duty has been removed on properties under £300,000

The budget announcement is guaranteed to bring with it the usual mixture of grins and groans as the impact on our lives and finances unravel. What we do know is that one of the chancellors priorities is getting the housing market moving and to do that the market needs first time buyers.

But the challenges for first time buyers getting onto the property ladder are well known. According to the Halifax first time buyer review the average price for a first home is a record £207,693. The survey also found the average first time buyer would have to stump up over £32,000 deposit – equating to 16% of the purchase price and then pay stamp duty over and above that.

Now things are changing and many first time buyers will be smiling like Cheshire cats this morning. In a move to stimulate the housing market, stamp duty has been removed on properties under £300,000.

That is good news for the market as Gavin Pearce, Group Sales Manager at P J Livesey explained, “I can’t think of a better time over recent years for first time buyers to buy a new build home. We have found affordability and raising deposit to be the main factors preventing first time buyers purchasing from us.

“Over recent years we have seen a change in the market, with smaller and smaller properties being made available by other developers to fit the affordability of first time buyers. P J Livesey build larger than average properties with high specification in a good location and now we have a great combination of Help to Buy, the reduction in stamp duty and P J Livesey’s stamp duty exception to offer first time buyers.

“This means a first-time buyer using a combination of Help to Buy and developer gifted deposit can buy a new luxury apartment in prestigious development with only a deposit from only £5,000 and there is no stamp duty to pay.

“Or, for first time buyers using Help to Buy and developer gifted deposit looking for an executive family home with 4 bedrooms, a garage and garden with a superior specification could require only £19,800 deposit and P J Livesey will pay the stamp duty over £300,000.

“Every first time buyers situation is different and there is no guarantee the numbers will stack up, but it is definitely worth enquiring and finding out for yourself.”

LIGHTS TURN ON AT MOOR PARK

The first residents have now moved in to Moor Park, Lancaster

The first residents have now moved in to Moor Park – a development of traditional stone built houses on the edge of the beautiful Bowland Fells in Lancashire.

It’s a rewarding moment for the whole team both on site and at HQ seeing houses that we have designed and built with care and passion become homes. We like seeing the lights go on.

Other properties will soon follow with more people moving in before the end of the year.

Moor Park offers homes from three-bedroom mews terraces to large five-bedroom family homes and Help to Buy is available on every plot.

The Government scheme is a great assistance, with buyers able to make the move to this idyllic location with only a 5% deposit.

Independent financial consultant Jennifer Ridgeon from Daniels Associates, said: “Help To Buy is a really effective initiative to help get people into a new home. “You do not need to be a first-time buyer and you do not need to have sold your house before applying

“It is unlocking the next home for lots of people and is also helping people make the move from rental to ownership.”

If you would like to learn more about Help To Buy please speak to one of the team at Moor Park on: 0800 151 0960

Spacious three-bedroom mews homes with allocated parking start from just £199,950 – and until the end of October they come with floor coverings throughout and wardrobes fitted to the master bedroom.
