Property buyers are enjoying the most favourable market conditions in years.

Key changes to tax, interest rates and lending criteria have combined to create a stimulus that is helping thousands of would be home owners buy their next property.

• The lowest mortgage interest rates on record
• The return of 10% deposits
• Stamp Duty threshold temporarily raised to £500,000

These new and positive financial conditions are already making a difference at all levels of the market.

Jennifer Ridgeon from financial advisors Daniels Associates, said: “The stamp duty holiday is a welcome incentive and will increase market activity in the next few weeks and months.

“We have also seen a number of other elements come into play banks and building societies reacting positively to attract new customers. And lenders expect higher loan to value (LTV) lending to rise as consumer demand for house purchases and re-mortgages rebounds in the third quarter of 2020.

“Metro, Coventry Building Society and Nationwide all re-introducing 90% LTV products, it’s fair to say that lenders are returning to higher lending levels again.

“Virgin and Clydesdale Bank are also offering a 10-day to mortgage offer service or £100 cash payment if they don’t meet the deadline. It is a positive move as lenders are finally back to normal service standards with physical valuations now able to proceed.”

The lock-down emphasised the importance of personal outside space, either a garden or private balcony, green surroundings and easy access to parks or countryside – something offered by all PJ Livesey schemes.

As Stamp Duty ‘Holiday’ Announced

Changes to stamp duty announced by the Government could save house buyers up to £15,000 if they move home before April 2021.

The Government announced on Wednesday July 8th that the threshold on which Stamp Duty Land Tax must be paid on property purchases has been temporarily increased from £125,000 to £500,000.

The ‘stamp duty holiday’ comes into effect immediately and remains in place until March 31st 2021.

It means significant savings for people looking to trade up the property ladder – but also helps those looking to downsize.

PJ Livesey director Craig Lynch said: “The lock-down has made people reassess their housing needs and since the re-opening of our show homes we have seen big increase in people actively looking to move.

“The stamp duty holiday will mean significant savings for buyers at all levels of the market and also help people sell their existing property to enable them to move quickly.”

Stamp duty is normally set at 2% on a property’s value between £125,000 and £250,000, 5% on £250,001 to £925,000 and 10% from £925,000 up to £1.5m.

During the ‘holiday’ on a property valued at £400,000 you will save £10,000.

On a property purchased at £800,000 stamp duty would be halved from £30,000 to £15,000.

First time buyers, previously exempt of paying tax up to £300,000 are now raised to the new threshold of £500,000.

 Great news for buyers who have already exchanged and about to complete and extra incentive for anyone thinking the time is right for a new home.

NEW HOMES AT STORETON HALL

Work at our latest new development, Storeton Hall on the Wirral peninsular is progressing well and sales of new homes will start in the spring, ready for occupation in summer 2020.

P J LIVESEY GO GOLD FOR RESEARCH

Fundraising at our Trafford Park Headquarters has helped two wonderful local charities.

Throughout the whole of September the P J Livesey offices turned ‘Gold’ in support of Childhood Cancer Awareness Month.

With a gold-themed cake baking contest, a golden egg raffle and a guess the name of a giant gold bear competion, our generous staff and visitors raised a magnificent £2,180.50 in aid of Friends of Rosie.

The donation will help the Manchester based charity to fund pioneering research looking for improvements in the treatment and diagnosis of children with cancer.

Dorothea Livesey, of P J Livesey, said “We are delighted to support this very worthwhile local charity and help raise awareness for childhood cancer research. My thanks go to everyone who helped to organise events and donated during the month, helping us to reach such a fantastic fundraising total.”

Felicity Goodey CBE DL, Friends of Rosie Chair of Trustees, visited the office to pick up the cheque and said “Our huge thanks goes to the team at P J Livesey for their

amazing fundraising achievements during September. Support like this helps us pump more funding into these vital areas of research, making a difference for children with cancer in the future.”

Giant gold bears were also in residence at our developments at Green Walk in West Didsbury and The Historic Quarter at Alderley Park with viewers and purchasers also invited to guess the giant toy’s name.

Sheila King, one of our new residents at The Historic Quarter guessed correctly but generously decided to donate the cuddly bear to Francis House Hospice in Didsbury.

STANDISH ESTATE PURCHASE

32-acre site near Stroud within the Cotswold Area of Outstanding Natural Beauty.

We have just completed the purchase of the Standish Estate, a beautiful 32-acre site near Stroud in Gloucestershire within the Cotswold Area of Outstanding Natural Beauty.

At the heart of this glorious wooded estate are a cluster of historic buildings that span the centuries, including a Grade 2 listed Georgian manor house. The estate was most recently used as a hospital and other buildings include two Art Deco style ward buildings and a distinctive hydrotherapy pool house.

The main hospital closed in 2004 and earlier this year we received planning permission to convert the existing buildings into 48 homes and within the grounds will build some brand new homes designed specifically for this unique location.

We will also be making extensive improvements to the grounds including new footpaths and improved open spaces to make the most of the unique mature landscaped and incorporating a range of ecological habitat improvements, including new homes for rare species of bats.

Director James Woodmansee said: “We are very pleased to now be in a position to start work to save these important heritage buildings and give them new purpose, using our experience in dealing with complex sites where creative solutions are required.

“While the site has a number of complex constraints, the unique setting with hundreds of mature trees and stunning views over the open countryside, combined with a group of heritage assets on a scale rarely seen in the UK, provide the foundation for an exceptional development.

“It has taken many of years of hard work to get to this point, working closely with Homes England and the 2gether NHS Foundation Trust, our team of designers and consultants, Stroud District Council, the local Parish Councils and local residents. We were delighted that the efforts to strike the delicate balance between providing a long-term future for the heritage assets and minimising impact on the special setting were recognised by the planning committee members with their unanimous decision.

“After being boarded up for more than a decade, the buildings are in a poor state of repair and were in danger of being lost forever. We will use all our skills and expertise, learned over four decades, to bring them back to life and create a truly stunning development that respects this unique and beautiful location.”

Standish House, together with its adjoining stable block, will be converted to 20 grand houses and apartments, and the two distinctive Art Deco style ward buildings will be converted to 26 properties. The hydrotherapy pool building, which was previously considered for demolition, will be converted into two properties.

Ranged across the site the 99 new build homes, from two-bedroom starter homes to larger family semi-detached and detached houses, will provide a diverse range of properties each designed specifically for the site.
