COMING SOON, GREEN WALK STANDISH

A new development set within the Cotswolds Area of Outstanding Natural Beauty

Green Walk, Standish will be one of our most ambitious developments to date.

A 30-acre estate, dating back to 1818, in a stunning Cotswolds location with a Grade II listed manor house and three more listed buildings.

We are converting these historic buildings into characterful homes but the site also presents the opportunity for us to build a number of new homes in keeping with this very special setting.

Work has been safely progressing on site and we anticipate the first new build homes will be released for sale before the end of the year.

Joint MD Georgina Livesey said: “The current circumstances have placed an even greater importance on where and how we live and I do not think that will change. We all want a less hurried life with flexible space to work from home and easy access to nature.

“Green Walk, Standish has a very special feel. It is set apart from the nearest village of Stonehouse and approached up a sweeping drive through a historic arboretum planted when the manor house was built which now has some majestic and beautiful trees of national significance.

“The new homes we are building are designed specifically for Standish with plenty of room to be flexible and space for families to grow and thrive and enjoy this wonderful location.

“They offer a rare opportunity to be part of creating a unique community within the Park itself and to embrace the wider community of Stonehouse and Stroud.”

Only six properties are being released in the first phase. Built of solid stone they are thoughtfully planned with spacious rooms, high specification and private gardens within the wider grounds.

Full details of Phase I properties will be released to pre-registered clients in advance of the public launch, which will be held in Spring 2021. For your chance to receive exclusive preview information and invitations to pre-launch events please register your interest today click here >

Georgina added: “So much love and care is going into creating Green Walk, Standish that we look forward to welcoming our first visitors in the new year.”

The village of Stonehouse sits just off the M5 offering an easy commute to Cheltenham (30 mins) and Bristol (40 mins)

SEPTEMBER, 2020

PJ LIVESEY MARKET UPDATE

Since the restrictions of the lockdown relaxed in May, we’ve helped 45 people into their new home.

We’ve had no reported cases of any of our Staff having the virus and continue to do everything we can to keep protecting our staff and customers, including putting procedures in place to allow you to visit our developments safely.

Our sales negotiators are performing morning health checks before coming into work and our Marketing Suites are marked out to keep social distancing, with hand sanitizer and face masks available. We want you to feel secure and confident while visiting our developments and know that your safety is always our main priority.

The recent months have changed the way we live and therefore changed the way we look at the space around us and our home comforts as well as our commute. We’ve seen an increase in the purchase of our properties at all sites and repeatedly hear from our clients about the generous outside spaces we offer or more rural surroundings.

Our Water Garden development in Alderley is now down to the final property available and with over 400 acres of parkland on your doorstep, a short commute into town and large balcony spaces you can see why these have become so sort after with recent events.

Our Green Walk development in Didsbury has now only six properties available. The executive three story houses include open plan living, balconies and generous gardens as well as home study rooms. Everything you may have realised is important to how you and your family live while under the restrictions of today’s world. Whilst the two and three bedroom apartments are spacious, in the heart of Didsbury with easy commute to Manchester City Centre and also feature generous balconies for alfresco dining.

825 Didsbury has had the most success over the recent months with the highest reservations taken. Phase I houses and over 80% of our Parkland apartment block are reserved or completed. If you’re looking for a home in Didsbury with P J Livesey standards of space and comfort.

We are seeing demand for new homes at the moment and although we advise our clients to create an appointment before travelling to site to help maintain our social distance standards, we have noticed an increase in walk-in customers and people excited to purchase a new home and that’s understandable because it is an exciting time to look.

With Help to Buy available as well as the ‘Stamp Duty Holiday’ you could not only get yourself into a home you didn’t think you could afford but also save a great amount of money doing it.

So we’re happy to announce that we’ve pushed the construction process forward for our latest development in Storeton so you can get the most for your money and not miss out on these amazing schemes.

Storeton Hall has already had an amazing start with six pre-release reservations taken out of our first phase eight-property release. The National Launch of this exciting new development will be in October with properties completing before the ‘Stamp Duty Holiday’ ends.

We know that not everyone is comfortable with the thought of venturing out just yet and we will still be providing virtual tours and links to help you to view our developments from the comfort of your own home.

We will continue to monitor the developing situation closely while following all Government and public health guidelines. So please look out for further updates.

Best Regards
The PJ Livesey Team

Market Report

MARKET REPORT

Property buyers are enjoying the most favourable market conditions in years.

Key changes to tax, interest rates and lending criteria have combined to create a stimulus that is helping thousands of would be home owners buy their next property.

• The lowest mortgage interest rates on record
• The return of 10% deposits
• Stamp Duty threshold temporarily raised to £500,000

These new and positive financial conditions are already making a difference at all levels of the market.

Jennifer Ridgeon from financial advisors Daniels Associates, said: “The stamp duty holiday is a welcome incentive and will increase market activity in the next few weeks and months.

“We have also seen a number of other elements come into play banks and building societies reacting positively to attract new customers. And lenders expect higher loan to value (LTV) lending to rise as consumer demand for house purchases and re-mortgages rebounds in the third quarter of 2020.

“Metro, Coventry Building Society and Nationwide all re-introducing 90% LTV products, it’s fair to say that lenders are returning to higher lending levels again.

“Virgin and Clydesdale Bank are also offering a 10-day to mortgage offer service or £100 cash payment if they don’t meet the deadline. It is a positive move as lenders are finally back to normal service standards with physical valuations now able to proceed.”

The lock-down emphasised the importance of personal outside space, either a garden or private balcony, green surroundings and easy access to parks or countryside – something offered by all PJ Livesey schemes.

Whether it’s the mature grounds of 825 Didsbury, the central open space of Green Walk or the rolling acres of Alderley Park – we know our customers appreciate the natural environments we create.

PJ Livesey board director Craig Lynch said: “We saw intense on-line activity during the lock-down as customers looked either for their first home or a home more suited to their needs and this is now translating into sales. Buyers who had been considering a move are now committing to their purchase and since measures eased and our sales centres re-opened we have been phenomenally busy.”

At The Water Garden in Alderley Park Cheshire, nine of the luxurious properties including prestigious water level apartments have been reserved in the last month.

Craig added: “There are several reasons for the uplift in reservations. The undercover parking, grand entrance foyer, show homes and vast balconies overlooking the Water Garden’s historic fountain are complete so buyers can see for themselves how special this development is. The new show apartments are in progress including a beautiful two-bedroom property priced £624,950 and a breathtaking water level mansion garden apartment for £1.3m.”

At Green Walk, the resumption of 10% deposits from some lenders, coupled with stamp duty savings of up to £15,000 have seen first time buyers able to step onto the ladder and into their first apartment home at Quantum House.

With the latest show apartment now sold there are only five apartments still available in this luxurious building where the huge terraces form an ‘outside room’ for entertaining and relaxing.

The Green Walk houses are attracting families who want the buzz of West Didsbury and its great connections coupled with large contemporary living spaces that make life easy.

At 825, twenty-three apartments released in the first phase have now been reserved and the new releases are all planned to complete within the stamp duty holiday window.

These include two new designer dressed show apartments. Apartment three is a dual aspect two-bedroom garden apartment with private parking available for £409,950 and Apartment eight, also a garden apartment with a private setting and beautiful aspect priced at £394,950.

Craig added: “This really is a golden opportunity for buyers to take advantage of these favourable market conditions. It’s all about location and quality and now is a great time for buyers acquire their new home.

“Our sales consultants can help advise on the properties available for completion before the end of March 2021 and how buyers can be in the best position to proceed so they don’t miss out.”

Stamp Duty Holiday

GREAT NEWS FOR THE HOME BUYERS

As Stamp Duty ‘Holiday’ Announced

Changes to stamp duty announced by the Government could save house buyers up to £15,000 if they move home before April 2021.

The Government announced on Wednesday July 8th that the threshold on which Stamp Duty Land Tax must be paid on property purchases has been temporarily increased from £125,000 to £500,000.

The ‘stamp duty holiday’ comes into effect immediately and remains in place until March 31st 2021.

It means significant savings for people looking to trade up the property ladder – but also helps those looking to downsize.

PJ Livesey director Craig Lynch said: “The lock-down has made people reassess their housing needs and since the re-opening of our show homes we have seen big increase in people actively looking to move.

“The stamp duty holiday will mean significant savings for buyers at all levels of the market and also help people sell their existing property to enable them to move quickly.”

Stamp duty is normally set at 2% on a property’s value between £125,000 and £250,000, 5% on £250,001 to £925,000 and 10% from £925,000 up to £1.5m.

During the ‘holiday’ on a property valued at £400,000 you will save £10,000.

On a property purchased at £800,000 stamp duty would be halved from £30,000 to £15,000.

First time buyers, previously exempt of paying tax up to £300,000 are now raised to the new threshold of £500,000.

Great news for buyers who have already exchanged and about to complete and extra incentive for anyone thinking the time is right for a new home.

We have a number of properties on our developments that will be ready in time to meet the holiday deadline and suggest interested buyers speak to the sales teams as soon as possible.

Storeton Hall New Homes

NEW HOMES AT STORETON HALL

Family sized homes designed specifically for this countryside setting.

Work at our latest new development, Storeton Hall on the Wirral peninsular is progressing well and sales of new homes will start in the spring, ready for occupation in summer 2020.

The original Storeton Hall, which dates back to around 1372, is also being sensitively restored and vertically divided to create two unique homes homes while the neighbouring Storeton Hall barn will be converted to create two properties.

It means that the Hall, the second oldest building on the Wirral, and a unique piece of the region’s history will be saved for future generations and returned to it’s original residential use.

On a separate part of the site impressive new equestrian facilities have already been completed providing state of the art stabling and purpose-built exercise arenas through a well-respected independent livery yard.

Group Sales Manager Gavin Pearce said: “We are very excited about the launch of Storeton Hall and with just 27 new homes and four unique conversions it will be a very special and privileged place to live.

“If you do have a passion for horses it would be the perfect place to call home with brand new stabling and outdoor facilities and acres of land for hacking right on your doorstep.”

“We expect huge interest when our sales cabin opens on site in April and suggest people who are interested to register their details with us now so we can keep them updated with the very latest information on house types and launch prices.”

This Development is Now Completed.

P J LIVESEY GO GOLD FOR RESEARCH

Fundraising at our Trafford Park Headquarters has helped two wonderful local charities.

Throughout the whole of September the P J Livesey offices turned ‘Gold’ in support of Childhood Cancer Awareness Month.

With a gold-themed cake baking contest, a golden egg raffle and a guess the name of a giant gold bear competion, our generous staff and visitors raised a magnificent £2,180.50 in aid of Friends of Rosie.

The donation will help the Manchester based charity to fund pioneering research looking for improvements in the treatment and diagnosis of children with cancer.

Dorothea Livesey, of P J Livesey, said “We are delighted to support this very worthwhile local charity and help raise awareness for childhood cancer research. My thanks go to everyone who helped to organise events and donated during the month, helping us to reach such a fantastic fundraising total.”

Felicity Goodey CBE DL, Friends of Rosie Chair of Trustees, visited the office to pick up the cheque and said “Our huge thanks goes to the team at P J Livesey for their

amazing fundraising achievements during September. Support like this helps us pump more funding into these vital areas of research, making a difference for children with cancer in the future.”

Giant gold bears were also in residence at our developments at Green Walk in West Didsbury and The Historic Quarter at Alderley Park with viewers and purchasers also invited to guess the giant toy’s name.

Sheila King, one of our new residents at The Historic Quarter guessed correctly but generously decided to donate the cuddly bear to Francis House Hospice in Didsbury.

A whole hearted thank you to everyone who got involved and we send our very best wishes to the charities.
