We are hosting a day long series of tours around the grounds of The Retreat estate on Heslington Road at York to explore how the land has changed and developed over the years.

Landscape architects Randall Thorp are working with us on future proposals for the estate and will discuss how the 13-acre estate has gone from turnip field to formal garden and orchard and what influenced the changes.

The estate was integral to the work of The Retreat, established in 1796 by Quaker William Tuke, who believed mental health was linked with physical activity and created a place where the grounds offered recreation facilities to support the mental health care.

In patient services offered by The Retreat closed in 2018 and new centres of excellence for outpatients have been established in other locations in addition to Heslington Road.

We are hoping to convert the Grade II * listed buildings to residential use with the majority of the grounds opened up to the public.

There are proposals for a heritage trail around the perimeter and plans for a peace and tranquillity garden. The Quaker burial ground will be unaffected and continue.

The task now is to open as much of the grounds as possible for the public to enjoy while retaining private spaces for the new residents.”

The sales teams see first-hand the reaction of buyers to all of our developments and at 825 Didsbury, two of the team loved it so much they decided to make their homes there.

Brittany purchased a conversion property while colleague Keith snapped up one of the new build apartments in the final phase, The Cedars.

Brittany and Keith are both sales advisors and have worked on several of our developments around Didsbury overseeing sales and move-ins at St James MMU and Green Walk on Nell Lane before moving on to 825 Didsbury.

Keith said: “I genuinely love each of the PJ Livesey developments I have worked on but house moves are often about timing. We decided to downsize from our family home in Sale and so started looking at apartments in different areas.

“But we love Didsbury and the location of 825 is perfect so we bought a two-bedroom apartment in the new wing of The Cedars the Grade 2 listed conversion.”

Keith and his partner are now conveniently renting at Parklands, the apartment conversion scheme at 825, after their family home sold quickly.

Keith said: “Moving can be stressful but renting at Parklands means I am ultra-handy for work and also for watching our new home get finished!”

First completions at The Cedars are scheduled for late April with the whole

of the building, including the grand entrance lobby and communal areas, due to be finished by summer.

Colleague Brittany and her partner meanwhile are happily settled in their new home after moving in in 2020. She said: “I love the character of the buildings as well as the location and we absolutely love living here.”

CREATING A NEW LEGACY IN YORK
We are very pleased to have agreed contracts to purchase a beautiful site in York.

Heslington Road amounts to 40 acres just minutes from the historic city centre with an ancient orchard, daffodil field, large cricket field and a bowling green. At its heart are a group of Grade II listed buildings known as The Retreat.

The Retreat was founded in 1796 by the Religious Society of Friends (Quakers) and has provided pioneering psychiatric care to the community for almost 300 years.

The main buildings closed in 2018 as services were rationalised to offer more modern provision elsewhere in the city. The sale of the Heslington Road site will allow further investment in those facilities long term.

We are now embarking on extensive public consultation with the local community, heritage organisations and local interest groups on how best to give the estate and its historic buildings a new future.

Our Development Director James Woodmansee, said: “The exchange of contracts is a significant milestone and marks the start of formal and informal consultation on the future legacy of The Retreat.

“We hope to be able to convert the Grade II listed buildings into residential which will provide a range of new homes while preserving their beautiful exterior while also strategically placing some new build houses, discreetly on the site. These will include some affordable homes.

“The extensive grounds include a tennis court, a cricket pitch and bowling green which are currently rarely used and we hope to speak to local clubs and groups about their future use.

“The orchard and daffodil meadow will remain and we would hope to retain the spirit of The Retreat which offered a place of calm restoration with the creation of a peace and tranquillity garden which would be open to all.

“We are hugely respectful of the Quaker history at The Retreat and we are already in discussions with a newly formed Heritage Group on how best to be able to record and celebrate that legacy.”

It is early days in the journey but we would hope to be able to submit a planning application by the end of this year.

Tapton Court Update

TAPTON COURT UPDATE

We have begun work to convert the Grade II listed Tapton Court in Sheffield into 14 apartments

The villa, built in 1868 for one of the town’s many steel magnates, is a glorious building surrounded by mature trees on an elevated site to the west of the city.

Teams of specialists are now working on the building to preserve the original staircase with its stained-glass window and other features.

A neighbouring annexe, Ranmoor House, built in the 1930’s, is also being converted to provide 18 apartments.

The original Gate House on Shore Road will become an individual property as will the stable block at the rear of the site.

We are also building just four, family sized four bedroom houses to the north of the site.

Approached up a formal drive with landscaped grounds, private gardens and terraces, this will be a very special development, in a location convenient for central Sheffield but also giving easy access to the Peak District.

Managing Director Georgina Lynch said: “Tapton Court is an imposing property on a mature wooded site and has been on Sheffield Council’s Building’s at Risk Register.

“It is very satisfying to be able to work on buildings like this, preserve what is there and give them new use as modern homes with character.

“This will be another PJ Livesey legacy development where people love to live.”

In detail, there will be seven one bedroom apartments, 14 two bedrooms and 11 apartments offering three bedrooms. The Gate House and the Stables will both have three bedrooms. The new build houses will have four bedrooms.
