NEW PROPERTIES IN YORK READY FOR SPRING LAUNCH
Work is progressing well on The Residence , the conversion of the former Terry’s factory building at York as we gear up for a Spring launch.

These are going to be truly stunning new homes – some of the most luxurious properties in this lovely city in one of its most iconic buildings.

We can’t wait to show them off and hundreds of would-be buyers have registered their interest to be part of this one-off heritage project.

SPECIAL BUILDING
PJ Livesey director, Georgina Livesey, said: “We are delighted with the response but not surprised. People know this is a special building that will offer a unique lifestyle and they want to be part of it.

“But what will make The Residence different to other listed conversions in the city is not just the scale of the building and location but the level of luxury and attention to detail we pride ourselves on.

“These will be larger properties, full of character and light with the convenience of private parking just minutes from the centre of York with impeccable levels of service.

HISTORICAL SIGNIFICANCE
“As a company we have 35 years experience working on buildings of this size and historical significance and buyers can see that our track record of quality that creates a lasting community legacy.

“We respect the whole ethos of Terry’s and the design and grandeur of the original mid 1920’s building which will be reflected in the development.”

The building is being converted into a range of homes from spacious individual one bedroom apartments to large luxurious apartments and unique duplex penthouses with private roof top terraces giving far-reaching views to the River Ouse, the city and the neighbouring York Racecourse.

Apartments will start from around £185,000 with prices for the bespoke penthouses yet to be released.

TAKING IT TO ANOTHER LEVEL IN BEVERLEY

Spacious, family accommodation nears completion

The first three storey houses are nearing completion on our Westwood Park development at Beverley.

The Keldgate is a spacious, well-planned property offering flexible family accommodation including a second floor that would make the perfect teenage retreat.

PJ Livesey director Georgina Livesey said: “At Westwood Park we are developing a wide range of properties from one bedroom homes to mansion house apartments and spacious four bedroom properties.

WIDE RANGE OF PROPERTIES AVAILABLE

“The first phases and landscaping have been completed and we are now working on some of the larger family sized properties that we think will bring something totally new to the local market.

“These are homes that are spacious and flexible and we can’t wait to open the doors of The Keldgate show unit in spring.”

Designed for a modern lifestyle the ground floor boasts a wonderful open plan kitchen / dining / living area with French windows leading onto a private terrace area and garden. There is a separate utility room and direct access to an integral garage.

At the front of the house is a separate snug /study and there is also a powder room and separate cloakroom.

SOPHISTICATED

The first floor has a sophisticated light filled lounge with a balcony giving views of either St Marys or towards the neighbouring racecourse depending on the plot.

There is also a grand master suite with en-suite shower room and dressing room together with a second double bedroom and family bathroom. On the second floor are two further double bedrooms of similar size served by a large shower room together with a useful linen store.

EXCEPTIONAL FAMILY LIVING

Georgina added: “Unlike vast estates of uniform houses there will be just five of this type of property available and they do offer truly exceptional family living in a lovely, private location.

“From Westwood Park you can walk into the town centre to take advantage of all the amenities it has to offer without worrying about parking.

“The schooling in Beverley is excellent and we expect there to be big demand for these lovely new homes.”

MEETING THE RESIDENTS

Andrew Gibsons Story

We love meeting people who are as passionate about Lancaster Moor as we are, so of course we were delighted to welcome photographer Andrew Gibson who has long been fascinated by the building.

The image here is one of his stunning photographs of the landmark and he said: “I think it is the most striking and fascinating building in Lancaster and I love it! Whatever time of day and whatever season it has a great presence and it never ceases to delight me.”

BLOWN AWAY
The Residence is also now his home after he came to look round during an open day last year.

He explained: “I previously lived in a three bedroom house close to the station in the centre of Lancaster which I had renovated from top to bottom and I really had no intention of moving.

But when I saw an Open Day sign for The Residence I could not resist coming to look round the building again and was blown away by what has been achieved.

“They have managed to keep the scale and grandeur of the building but create some really lovely individual modern properties.”

PERFECT
Andrew bought a light filled two bedroom ground floor apartment and said: “In terms of space it’s smaller than my old house, which was three storey, but actually feels bigger with more usable space. The ceilings are high and the windows are fabulous. I have a modern kitchen with all top appliances and I have swapped a north-facing yard for a very large west-facing garden.

“I have lovely neighbours, don’t have to sit in traffic for 25 minutes trying to get home and am very proud to have a brand new apartment in the best building in Lancaster. It’s perfect.”

MOSTYN HOUSE SCHOOL COMPLETES

Run Down Grade II Listed School Transformed in Conversion Project

Our conversion of the former Mostyn House School on The Wirral is now complete and the popular town of Parkgate has got its prom back!

The school closed in 2010 with the Grade II listed buildings in a poor state of the repair and scaffolding bracing much of its distinctive black and white exterior partly blocking the promenade.

UNIQUE CHARACTER
Three years ago we bought the site from the Grenfell family who had owned it since 1863 and set about converting the heritage buildings into 44 homes of unique character. We have also built 42 new family homes in the grounds.

All the properties are now sold, the majority to people who already lived in the area or who were returning to this very special place on the River Dee estuary.

SATISFYING PROJECT
PJ Livesey Director Georgina Livesey said: “Parkgate has such a fascinating history and Mostyn House is so much a part of it and so loved it has been a very satisfying project. With the Tea Room apartment and The Tower it has also produced some of the most distinctive properties in our portfolio.

“We have met some lovely people along the way and hopefully left a legacy which will be enjoyed for generations to come.”

Branding for The Residence in York

BRANDING FOR FORMER TERRY’S CHOCOLATE FACTORY

Paying tribute to the Art Deco style of the building

Our redevelopment of the Grade II listed building at the former Terry’s Chocolate Factory in York will be known as The Residence. The name reflects the grand nature, not only of the building itself but the luxurious, exclusive apartments that are being created there.

York joins our collection of other opulent ‘Residence’ developments. Both ‘The Residence’ at Dartford and Lancaster also feature large landmark buildings of huge scale but all have their own unique character.

The brief at York was to pay tribute to the Art Deco style of the building which was completed in 1926. Our in-house design and marketing team started the process with extensive research into the history of the site, the legacy of the Terry family buildings and the locality.

They visited Goddard’s, Noel Terry’s family home just half a mile from the site and now owned by the National Trust and liaised with the Broderick Institute at York University which holds the copyright of many historic photographs in its extensive archives.

A DISTINCTIVE ART DECO STYLE
Graphic Designer Liz Brassington said: “The distinctive art deco style and detailing to the building and facade provided an initial source of inspiration for the logo design.

“Further research into the stylised forms of the 1920s era and associated marks led to the development of the triple line used as a graphic device within the logo and a complimentary graphic pattern for a secondary use within the marketing collateral.

“We developed this strong brand concept by using classic colours, materials and typography to convey a feeling of quality which perfectly reflect the style and exclusivity of this prestigious development.”

LUXURY APARTMENTS FOR YORK RESIDENTS
It is important that the re-born building can distinguish itself in its new role as luxury residential so obvious references to chocolate were avoided in the name.

But we did find a much subtler and more sophisticated way to acknowledge the building’s history. The typeface we are using, chosen for its discreet Art Deco feel, is ‘TT Chocolates ‘ which seemed entirely appropriate to us.
