OPEN HOUSE AT THE CEDARS

The P J Livesey Group is opening the doors of The Cedars at 825 Wilmslow Road, Didsbury

Come and join P J Livesey for a one-off chance for the  public to take a look inside this historic Grade II listed house on Saturday April 6th.

Respected local historian Diana Leitch will be sharing stories of the property and describing how Didsbury would have been when the property was first built in 1857.

This is a unique opportunity ahead of work starting to convert the building into grand apartments. The house forms part of the redevelopment of the site into ‘825 Didsbury’, and is set to be the town’s most exclusive new address.

Duplex apartment – voted the best apartment in BBC’s Best House in Town series

A duplex apartment in The Residence – our conversion of the former Terry’s Chocolate factory – has been voted the best apartment in York in the BBC’s Best House in Town series.

It was lovely to see the iconic Grade II listed building looking very fine on the small screen and to hear the comments of the judges as they opened cupboards, inspected bathrooms and cast a critical eye over the space.

It is also a tribute to the interior design skills of owners Sarah and Glen who have created a sumptuous and sophisticated interior. The couple moved from a big house in the country with their seven-year-old son to the spacious duplex and say life is now “just easier”!

Asked what they liked about the development they said: “Internal features, the external features, the functionality of the fittings, the history and the location” – just about everything then!

The Residence apartment now goes through to the programme final against another three properties all aiming to be named Best House in Town.

The P J Livesey involvement at the former Terry’s Chocolate works continues and we are about to start work on converting the site’s landmark Clock Tower into 22 unique apartments.

These too will be very special places to live and with such a limited number interest is already very high.

A WONDERFUL PLACE TO LIVE

The beautiful St. Gregory’s Place – “I wish we could have moved here 20 years ago!”

A lovely comment from John Bird who, with his wife Sonja, moved into a brand new house at our St Gregory’s development in Sudbury in the summer of 2018.

It’s not unusual for clients to love their new PJ Livesey homes but at 85 and 80 years old the Birds prove it is never too late to move.

John said: “We have done the opposite of most people our age – we moved from a bungalow to a three-storey house and it’s the best thing we have ever done.

“We are so pleased to have our house, we love it.

“We knew we wanted to be here as soon as we visited and saw the setting and now we have moor hens and swans and ducks on the Water Meadows and I can see squirrels doing acrobats in the trees in the garden.

“It is a wonderful place to live. I stepped out last night and walked round to the original old buildings and the main gateway where the lights were on. It was misty and very atmospheric and felt so peaceful and still.

“I am a big reader and can walk into town to the library and get whatever we need from the shops and we often go to the Old Mill Hotel just next door to eat.”

The Bird’s son lives close by but they have also made good friends with their new neighbours and enjoy the ‘community’ feel of St Gregory’s.

John said: “My next door neighbour puts our dustbins out for us – no-one has ever done that for us before – and the other night we all went for a chat and something to eat at the Inn.

“I grew up in an orphanage, not knowing my brother and sister till we were older, so to have people around you who care is just lovely.

“We are so very happy here.”

A new film has just been released showing the city of Lancaster and the surrounding North West countryside in all its fabulous glory.

Our Lancaster Story: City, hub & heartland was commissioned by the City Council to tell the city’s story but also where and how Lancaster can grow and develop in the future.

Crossed by canals and the River Lune, it is a city region like no other, situated between two Areas of Outstanding Natural Beauty within minutes of both spectacular coastline and stunning countryside.

Lancaster is a place of quality, scale and magnitude with historic buildings and significant landmarks sitting alongside two modern and aspiring universities – Lancaster and Cumbria.

Take advantage of the New Year peak in online property searches

Sellers have two weeks to get their house in order if they want to take advantage of the New Year peak in online property searches.

Prepping your house now and getting good photography done before the tinsel and Christmas decorations go up could be the difference between bagging a buyer early in 2019 or having to wait until spring. And sellers who are pro-active have more chance of getting their dream home at developments like St Gregory’s in Sudbury where there are just a handful of properties left for sale.

Rob Chapman is New Homes partner for William H. Brown the national agency that is acting alongside the developer PJ Livesey at St Gregory’s. He said: “Buyers like something individual and St Gregory’s is unique. You will never be able to replicate this development, and that individuality and the quality of the craftsmanship in the build makes for a good long-term investment.“

It has understandably been very popular with only three houses and five apartments left for sale and when they are gone they are gone – there will not be another St Gregory’s. “And he advised anyone looking to move early in 2019 to try and think about the move before enjoying the Christmas break.”

He said: “Sellers can be reluctant to put their property on the market in December but it’s important to plan now for the New Year. Right now people are busy with parties and seeing family and friends and preparing for Christmas and they don’t have time to look at houses on the internet – it is all about Amazon and Ocado!

“But in January the traffic goes through the roof and is often the best sales month by far. So we would advise sellers to speak to us now, get everything in order and ready to go to hit the market at the most active time of the year.

“As a national agency we analyse data and see trends from across the country and use that knowledge to inform sellers as realistically and honestly as possible. We don’t price property to buy the business and give sellers false hope – that just blocks the market.

“And we don’t want that, we want 2019 to be the year you moved!”
