PJ Livesey Group’s on going passion for Britain’s listed heritage properties

Lancaster Moor was in the spotlight in a recent feature in the Sunday Times Homes section looking at the PJ Livesey Group’s on going passion for Britain’s listed heritage properties.

Journalist Rebecca Myers was given a tour of the prestigious St. James Park development at Didsbury before sitting down in one of the show homes for a chat with Peter Livesey and daughter Georgina.

The feature focussed on the company’s skill in converting unique buildings and bringing them back to life and the commitment and passion of every single member of the PJ Livesey team.

The former Manchester Metropolitan University site is the company’s 50th development since Peter began developing 35 years ago, and we have tallied up the total number of historic buildings saved to an impressive 161! It would also appear that buying a P J Livesey period property period is a sound financial investment.

Nick Brimelow, from Didsbury agents JP & Brimelow advises demand is much stronger for heritage properties within both the rental and sales markets. He said: “The prime example is the now completed PJ Livesey development in West Didsbury, Didsbury Gate as this offers beautifully converted 1 and 2 bedroom apartments in the same locality as numerous new build developments offering apartments of a similar square footage.

“As a rule of thumb a 2 bedroom / 2 bathroom apartment in Didsbury Gate would receive circa £1100pcm in rental compared to a similar modern flat which would only achieve circa £950pcm with an identical square footage. There is clearly a 10% disparity between the two types of property and in some cases even more. “What is also interesting is that tenants who initially insist on finding two bed properties will accept a one bedroom apartment instead if it is situated within a heritage block but not the other way around. This clearly confirms the demand for conversion properties significantly out weighs that of a new build scheme as well as the fact that the yield is also higher.

“This is mirrored in property sales. In my experience there has always been a greater demand for heritage/conversion properties.

“Buyers may traditionally pay more for the period properties but they enjoy a greater capital growth and demand much higher rental yields. It therefore sometimes makes more sense for a buyer to acquire a smaller heritage property than a larger modern unit as over a period of several years they will experience a greater increase in value whilst achieving a similar rental income despite the smaller square footage.

“If you therefore were to implement the same theory to the St James Park scheme it is entirely understandable that there has been such a high level of demand for the converted apartments which are on offer. “

Wharfedale Park Sells Out

WHARFEDALE PARK SELLS OUT

All properties at our beautiful Wharfedale Park development have now sold

It has been a wonderful site to work on, understanding and converting the original Victorian hospital buildings, bringing them back to life and combining them with a mix of sensitive new build homes.

There have been some truly interesting points along the way including the discovery of a time-capsule, untouched since the hospital’s foundation stone was laid more than a century before.

We opened the capsule and preserved the contents and with help from local schoolchildren re-filled and re-sealed the glass jar and it is now reburied on the site for future generations to discover.

ICONIC LANDMARK REBORN

Meet the team that are transforming the former Terry’s chocolate factory

Top Team Meet the top team who in less than 12 months have led the transformation of the former Terry’s chocolate factory from disused shell into one of the city’s most desirable places to live.

The conversion of the iconic Grade II listed building is already being seen as one of the most successful heritage projects in the country with a clutch of awards in the offing.

Every day a small army of skilled tradespeople including stonemasons, joiners, electricians and steel fabricators arrive on site and it’s a military operation of logistics led by experienced site manager Darren Commons. He is supported by his core PJ Livesey team: Leigh Harmon, Chris Garner, Kurtis Mighall and Jacek Kozankiewicz.

Darren said: “Every day we have at least 110 people on site and that number can go up to 160 depending on which phase we are in. Terry’s is such a high profile development and this is such a great building that we have had skilled teams of contractors from all over the country wanting to come and work here. When you care about your craft you want to be associated with landmark buildings like this.”

Darren has been with the company 14 years and appropriately this is his 14th development site. He said: “Every one of the buildings I have worked on has been different but what they all have in common is great character and great atmosphere.

But The factory is probably the most robust building I have ever seen – it is incredibly well built and on a vast scale.”

The transformation from factory to luxury living has included lifting steel pods onto the roof to create duplex penthouses, water blasting the entire exterior to clean the brick and stone, replacing every single window and installing a highly efficient whole building heating system.

When complete the building will provide around 170 new homes and the west wing of the building and the main central area are almost complete and the first residents moved in last month. Such has been the response from buyers that more than half the apartments have already been sold.

Darren said: “Our job is to deliver the company’s vision to the highest possible quality and I think the scale and ambition of the project here and the speed it has been done are exceptional. For me a high point was getting the first show units ready for the February launch and then seeing the scaffolding on the west wing come down. Its very rewarding for every member of the team when they come on site now and see the building looking proud again and the landscaping all finished and people actually living here. Its what our job is all about.”

St James Park, Didsbury | Phase 1 Property Releases

PHASE I PROPERTIES RELEASED

At our stunning St. James Park, Didsbury development

Our much anticipated St James Park development at Didsbury Officially launched nationally this weekend.

The site combines the conversion of gorgeous listed buildings on a former university campus with a number of contemporary new build homes and we believe this leafy setting will become one of the most desirable areas in this popular south Manchester suburb.

Director Georgina Livesey, said: “This is the culmination of an awful lot of hard work by every member of the PJ Livesey team and shows the strength of our strategic partnerships with Manchester City Council and Manchester Metropolitan University. From the moment we saw the site we knew it could be a wonderful place to live and we have used all our company skills to bring the listed buildings back to life and design stunning new build homes in line with the city’s housing strategy.”

Specialist teams are bringing back the heritage buildings, reclaiming and re-using materials wherever possible. The Administration Building with its stone façade is the heritage centrepiece of the site and its original sash windows have each been individually restored by hand by craftsmen in our Trafford Park workshops.

We commissioned the skilled stonemasons from Manchester based Mather and Ellis to work with us on site and carry out ‘honest’ repairs to the building and they have also restored the northern end of the building where a 1970’s extension has been demolished.

It has been incredibly rewarding to see the Admin building transformed. The two wings have been vertically split into 18 three-storey town houses that have private gardens and roof terraces overlooking a private landscaped courtyard. The handsome front of the Grade II* listed building is being converted into a range of apartments from one bedroom to three bedrooms with the buildings original hall becoming a stunning entrance lobby for residents.

Just as important as the homes we are creating is the setting. We have protected and preserved all the mature trees on the site and planted hundreds more and are re-using original lamp standards around the site.

Phase I of the development includes the properties in the Administration Building, that will now be known as Sandhurst House and visitors to site will be able to view two of the mews properties that have been fully fitted out as show homes.

We are also releasing the Barlow Collection, eight contemporary split level properties offering family living of scale and style and such has been the interest that the sales team will this weekend be previewing The Moseley Collection – four generous detached properties offering over 4,000sqft of luxury living and Sandhurst Apartments – five mansion style apartments with period features, restored original windows and three bedrooms.
