southsea, the perfect place to call home

Transforming the former St James Hospital might just be our favourite project so far !

Why Southsea is the perfect place to call home Transforming the former St James Hospital might just be our favourite project so far. The grand, gothic style Grade II listed buildings, now known as St. James Park, Southsea are being given a new chapter as we create new community of contemporary homes, with open green space and tranquil residents’ facilities. One of the biggest selling points for St James Park has to be its location in the stunning coastal town of Southsea. With its dynamic blend of natural beauty, independent spirit, and vibrant community, Southsea offers an enviable lifestyle. So, what makes this coastal gem such a desirable place to live? Beachside Bliss and Outdoor Spaces For those who love the outdoors, Southsea offers some of the most picturesque coastal views in the UK. The Southsea Beach stretches along the seafront, providing the perfect place for early morning strolls, paddleboarding, or simply watching the sunset over the Solent. The nearby Southsea Common, a vast expanse of green space, is a favourite for picnics, outdoor fitness sessions, or a quiet moment in nature. Living in Southsea means you’re never far from the refreshing sea air or the tranquillity of open spaces. Whether you’re walking along the pebbled beach or cycling around the leafy avenues, the blend of coastal and green spaces provides a wonderful backdrop for a balanced lifestyle.

Indie vibes and local treasures

Southsea is renowned for its laid-back, independent spirit, and the town’s high streets reflect that in spades. Quirky boutiques, artisan coffee shops, and bustling restaurants line the roads of Albert Road and Osborne Road, making it a haven for those who appreciate local craftsmanship and community.

For the coffee connoisseurs, Garage Lounge offers one of the best brews in town, while The Tenth Hole is a must-visit for anyone with a sweet tooth, serving cakes that are legendary among locals. The area also has an abundance of vintage shops, record stores, and galleries, adding to its eclectic charm. Southsea’s independent ethos is woven into its fabric, making it an exciting place to explore and discover something new around every corner.

Dining, nightlife, and retail hotspots

When it comes to dining out, Southsea has a thriving culinary scene that caters to all tastes. From casual, beachside eateries to high-end dining experiences, the area boasts an impressive range of options. Restaurant 27 offers fine dining with a modern British twist, while The Chambers is a local favourite for its atmospheric interior and globally inspired menu.

For those who enjoy a vibrant nightlife, Southsea doesn’t disappoint. Trendy bars like the Merchant House are perfect for craft beer enthusiasts, while Alchemist brings an innovative cocktail experience to the town. Retail therapy is also well-catered for, with local businesses and boutique stores offering everything from designer homewares to unique fashion finds.

Festivals and events: bringing the community together

One of the most exciting aspects of Southsea life is its packed calendar of festivals and events. The annual Victorious Festival, held on Southsea Common, is a highlight of the year, attracting international music acts alongside local talent. It’s not just about music though — throughout the year, residents can enjoy events such as the Southsea Food Festival, where local eateries come together to showcase their best dishes, or the Love Southsea Market, a bustling hub of local makers, bakers, and artisans.

These events highlight Southsea’s vibrant sense of community, offering both residents and visitors an opportunity to come together, celebrate, and enjoy the town’s creative energy.

Living in Southsea means being part of a welcoming, dynamic, and diverse community. For new residents of St James Park, this thriving coastal town offers not just a home, but a lifestyle. We’ve unveiled Phase I preview information to pre-registered clients

Recently, we hosted an exclusive preview event, offering local community members and early registered clients a first look at the highly anticipated Phase One releases at St. James Park—a collection of high-specification, newly built, and converted homes at the former St. James Hospital site.

This initial phase boasts eco-friendly features, dedicated parking, and premium finishes that set these homes apart.

After a sneak peek a few weeks ago, we were thrilled to reveal more of what makes St. James Park unique.

Originally built as the city’s asylum, the impressive Grade II listed buildings are being sensitively transformed into 151 homes, alongside 58 newly built residences. During the event, attendees viewed CGIs, specifications, and animations showcasing the first newly built homes available in Phase One.

After engaging conversations about the development’s rich history, stunning location, and advanced energy-saving technology, we’re pleased to announce that the first off-plan reservations were secured at the event.

In response to this enthusiasm, we have decided to release four 2, 3 and 4 bedroom beautifully converted properties within the historic hospital building.

Our Head of Client Journey, Rebecca Drinkwater, commented:

“It was an incredibly inspiring event. We welcomed so many people eager to learn more about living at St. James Park, and the demand for appointments has been unprecedented.

This site is an essential part of the city’s heritage with a unique story to tell, and we loved learning more about its history from those we met today.

“We are passionate about giving historic buildings a new lease of life and look forward to sharing more of St. James’ story through the conversion. The next showcase event marks another exciting step, and we can’t wait to reveal our first converted properties at St. James Park.”

On 16th and 17th November, four properties in the Goddard section will be showcased, offering guests a first look at this stunning collection of converted homes.

The landscape plans include a new 1km walkway, children’s informal doorstep play areas, new seating, wildflower planting and new hedges and trees and a series of formal and informal footpaths connecting the many amenity spaces and linking into the wider neighbourhood footpath network.

PROPOSALS FOR PORTSMOUTH SITE

We’ve been selected to bring forward proposals to redevelop a large hospital site in Portsmouth.

St James’ Hospital, close to the sea front at Southsea, consists of a number of handsome Grade 2 listed buildings set in 25 acres of parkland.

There is a well-loved cricket pitch and pavilion and a Grade 2 listed chapel that will be retained with options for community use.

The buildings are recently vacant after NHS services were relocated to new facilities in the city and we are now consulting with the local community on how they would like to see the site developed.

P J Livesey Director, James Woodmansee, said: “The St James’ Hospital site is a landmark for Portsmouth and one that demands a unique solution. We have the extensive knowledge and experience to do this and to do it well and will be working alongside the City Council and the city’s conservation team

“This is an opportunity to redefine residential development within Portsmouth, providing unrivalled new homes on a scale that can make a real difference to the mix available, making the best use of a brownfield site and securing a long-term future for a significant range of listed buildings.

“It is an opportunity not to be squandered and our uncompromising approach to quality and heritage will create an exemplar development the local community and the wider City will be proud of.”

The first Community Consultation Event is being held on Wednesday July 17th between 2.30pm and 7.30pm at Portsmouth and Southsea Cricket Club, Locksway Road, Portsmouth. PO4 8LD
