Historic Homes at Kings Gate Coming Soon

Register now for exclusive preview information

Details of our first conversion properties to be released at Kings Gate, Macclesfield are now available to pre-registered clients.

The library building and adjoining headmasters house are the oldest buildings at the site, dating back to 1856 and formed the original Kings School.

The library was the original school house, designed in gothic revival style with a central classroom at its centre open up to a mezzanine with four dramatic timber roof trusses.

It later became a library as the School expanded on the site with a new main hall and classrooms.

They are beautiful buildings of special architectural and historical interest and their unique features have been preserved and maintained over the decades.

P J Livesey is respecting this historic legacy, skilfully converting the spaces to create six unique homes within this lovely walled setting.

Each property will have its own front door and range over two floors but each property is completely individual and hand crafted.

One has a luxurious bedroom suite on the ground floor and a vaulted living area, others have exposed beams and all boast the highest specification kitchens and luxurious bathrooms.

Managing director Georgina Lynch said: “We are using skills honed over 40 years to create beautiful homes within these historic listed buildings. Each one is unique; each window, each doorway, each living area or bedroom and so each property has its own character.

“We are very proud of our commitment to preserving historic buildings and giving them new life and excited to reveal the very special homes we have created here.”

All six properties will be released for off-plan reservations at a Preview Information Event held for pre-registered clients at the start of March.

Prices start from just £399,950

Launch of Community Green Legacy Fund

The Ralph Brocklehurst Legacy Fund set up to help groups and communities

We are very proud to announce the launch of the Ralph Brocklehurst Legacy Fund set up to help groups and communities wanting to improve gardens and green spaces in their local neighbourhood.

The Fund is named to remember and celebrate the life of Ralph Brocklehurst, a key part of the PJ Livesey story over three decades, and passionate gardener who sadly died from cancer in 2022.

Managing director, Georgina Lynch, said: “Ralph had a great love of buildings and gardens and we wanted to honour his memory by helping local communities create or improve their own gardens or green spaces, creating places that people can enjoy.

“Ralph understood the restorative power of plants and gardens and having places, be they large or small, where you can connect with nature is hugely important.

“We always want to enhance the communities where we develop and this is a way to support the work being done by people to improve their local environment.”

Community groups, schools and other organisations within five miles of our on-going developments can apply for a grant of up to £1,000 and the money can be used to purchase tools, plants or to buy professional support.

Applications detailing the project and what the monies will be used for can be made throughout the year and will be awarded twice a year, in March and September.

Georgina added: “We know the power of a community and cannot wait to hear about projects either on-going or that need help to get started and to help them flourish and grow.”

CHORLTON CONSULTATION BEGINS

We’d like to hear your views on plans and what you’d like to see happen

We are drawing up proposals to redevelop the Chorlton Shopping Centre site in South Manchester and want to hear the views of neighbours and the wider community on what they would like to see happen.

The site offers huge potential to provide a mix of new homes, modern shops and improved landscaping to once again be the focal centre of this thriving suburb.

One Chorlton is the start of this conversation with a website giving more information and the chance to comment and we are also encouraging people to complete questionnaires and write to us.

This initial consultation will close on Monday August 21st and the feedback we receive will help inform a detailed masterplan which we hope to be able to consult on later this year.

Managing Director Georgina Lynch, said: “Chorlton has its own unique character and energy and we want to understand local ambitions for the area and what we should be considering as we work on the masterplan.

“Building on the site’s potential, we want to create a neighbourhood that responds to how people live, work, shop and spend time today with energy efficient new homes, new shops and outdoor spaces where people can spend time.

“We want to engage as widely as possible with all sections of the community and look forward to the first conversations about One Chorlton with further consultation, including in person events, planned for later this year as plans for the site evolve.”

NEW HOMES TO LAUNCH IN MACCLESFIELD

A wreath of poppies was laid at the former King’s School in Macclesfield

The first new homes on the former Kings School site in Macclesfield are on track to be completed by late autumn.

Sales of properties at the King’s Gate development will launch this summer to pre-registered buyers with a national launch later in the year.

Craig Lynch, from the developers, the PJ Livesey Group, said: “This is a high-profile site, hugely important for the future of Macclesfield and we have had an unprecedented number of people register their interest so far.

“King’s Gate will provide a mix of homes from flexible four/five-bedroom family properties to heritage conversions and new build apartments creating a truly mixed community to be within walking distance of all amenities.

“Seeing the first properties nearing completion is an exciting stage of the development and we can’t wait to open the doors to local buyers and welcome visitors.”

The first homes to be released for sale will be three-bedroom detached houses overlooking the cricket pitch and a number of large, three storey, semi-detached houses with rear gardens bounded by the site’s original stone wall. The top floor, with a recessed terrace has flexibility to be used as a bedroom suite or alternatively as a leisure/relaxation area.

Further phases will include the main school building which is being converted to luxury apartments and the original historic Library which is being converted to create just six, spectacular period homes.

Latter phases will include contemporary mews houses and individually designed newly built apartments.

In total, the development will offer just 81 homes, mixing newly built and conversion properties set around the original cricket green.

The School’s original gates are being restored and will be replaced.

Craig added: “As well as an excellent specification we are working to make the new homes as sustainable as possible with a selection of homes offering PV panels and battery storage, triple glazing and heat recovery systems.

“We want King’s Gate to set a new standard, not just for quality but for being a sustainable new community as befits the site’s long history.”

People who have registered their interest via the PJ Livesey website will be the first to receive information on pricing and plot releases as it becomes available.

A BRASS ‘CASTLE’ REBORN IN SHEFFIELD

We have launched the first homes for sale in the original Grade II listed Tapton Court

Built for one of Sheffield’s original steel magnates is was one of several ‘brass castles’ built in the city’s exclusive district of Ranmoor in the 19th century.

It once hosted Royalty and over more recent years has been home to hundreds of nurses and students.

We are now working alongside a team of crafts people to bring the magnificent building with its distinctive square turret and sweeping stone entrance steps, back to life.

It is being converted into 14 grand apartments, each one unique, with individual heritage features complemented by the highest building design standards.

PJ Livesey Group Sales Manager, Gavin Pearce said: “It is wonderful to see the building being brought back to life and appreciate its original grandeur and scale. The history of the building is fascinating and King Edward VII is said to have stayed when he was Prince Regent.

“Each of the properties in the building will be unique but accessed through the original hallway and staircase and each will have its own private outdoor space. It will be a very special place to live, in a really stunning location.”

The ultimate apartment spans the entire front two bays of the mansion and will be accessed up the stone steps and through the original front door. It will cover two floors offering spacious, flexible living looking out over the expansive front lawns.

The first homes to be released will be three, one bedroom ground floor apartments with private terrace / garden space which each come with two allocated parking spaces.

Gavin added: “With only 2 apartment remaining for sale in the neighbouring East Court we have released the first one bedroom properties in West Court and know they will be incredibly popular.

“They offer an opportunity, be you a first-time buyer or a down sizer looking for the ultimate lock up and leave, to purchase a unique home. This is a truly special development in a wonderful location convenient not just for the city of Sheffield but for the wonderful countryside and towns of the Peak District.”

The first properties in West Court will be completed by summer 2023.
